  • Buyers in the $400,000 price range will see your home listed alongside homes that are worth $400,000. Your home will come up short when compared to those homes.
  • Buyers in the $400,000 price range will tour the other homes, but not yours – and if they do tour yours, they’ll size it up for value and compare it to the other homes they’ve seen. Again, your home will come up short.
  • Your house will sit on the market, unsold, until it becomes a “stale” listing. That usually takes about a month. 
  • Your REALTOR will suggest that you lower your home’s price to accurately reflect what buyers are willing to pay for it.
  • Your home is still a “stale” listing, so it appears toward the bottom of the lists of homes for sale on all the major listing websites. Buyers are less likely to see it because they typically choose the newest listings.
  • Your home may not sell. You may have to withdraw it from the market and start fresh another time.
