If you’re like many people selling a home in Midland, your REALTOR® will walk through the house with you and let you know which areas could use a little TLC – and your bathroom may be one of them. Check out these five smart bathroom improvements that may help you sell your home faster and for more money this year.

5 Smart Bathroom Improvements That May Help You Sell Your Home

Though some home improvements pay off at the closing table, others don’t – and for that reason, you should always talk to your Midland REALTOR® before you invest any money into making home improvements just to sell your house. You may not need to make any improvements at all; your REALTOR will let you know what buyers are looking for and what’s selling so there’s no guesswork involved.

In the meantime, these are five tried-and-true bathroom upgrades that could help you sell your home… if you and your REALTOR think improvements are necessary:

  1. Double sinks
  2. New hardware and accessories
  3. New light fixtures
  4. New flooring
  5. More storage space

Here’s a closer look at each.

Bathroom Improvement Area #1: Double Sinks

Buyers love to see double sinks in a bathroom – even if the space is cozy. However, that doesn’t mean you need to invest in a new vanity. You should definitely talk to your REALTOR about such a substantial investment, because it may not be necessary.

If you do decide to install a new vanity, though, it could help you with adding more storage space (more on that in Tip #5).

Bathroom Improvement Area #2: New Hardware and Accessories

Cabinet handles, drawer pulls, light switches and plates, and towel bars are simple to install – and even better, they’re generally pretty affordable. These types of hardware can give your bathroom a quick facelift.

You might also consider updating your faucets, but keep in mind that this isn’t always a DIY job. Though some people have no trouble installing a new faucet, it’s almost always a good idea to hire a professional. And if the project involves any type of plumbing work, you definitely need to bring in an expert – the last thing you want is to have to pay for expensive repairs before you put your house on the market.

Bathroom Improvement Area #3: New Light Fixtures

The right light fixtures can make a huge difference in the way buyers see your bathroom. Head to your favorite home improvement store and see what’s available – you may be surprised at how affordable (and how easy to install) modern light fixtures are.

While you’re at it, invest in a new set of blinds if yours have seen better days.

Bathroom Improvement Area #4: New Flooring

Bathroom floors don’t always age well, so if yours are looking tired, scuffed, cracked or broken, or dingy, it may be time to replace them. Laminate is out, so if your floors are made from that, you definitely need to upgrade to tile.

Some tile work is easy to do at home – but you have to know your limits. It may be better for you to hire a professional from the start on this one!

Bathroom Improvement Area #5: More Storage Space

Every buyer wants more storage space in the bathroom, but that doesn’t mean you have to knock out a wall and build a new linen closet. Adding more storage space may be as simple as putting in a few wall-mounted or built-in shelves, replacing your vanity, or improving the current under-cabinet storage options.
